Course providers advertise the price of the course. They rarely mention the four or five other fees that come after it. Here's the full list.
Pre-license course
Typically $300–$1,000 depending on your state's required hours and whether you go online or in a classroom. States with more required hours generally cost more simply because there's more content to deliver.
Exam fee
Usually $50–$100 per attempt, paid directly to the exam vendor (commonly PSI or Pearson VUE). If you don't pass the first time, you pay this again for each retake.
Background check and fingerprinting
Most states require this separately from the exam fee, typically $25–$75. Some states let you do this before finishing your coursework, which can save time later.
License application fee
Paid to your state licensing body once you've passed the exam, generally $50–$300.
The costs nobody mentions upfront
- MLS dues and local association membership, often $300–$600 a year once you're active
- Errors and omissions (E&O) insurance, sometimes bundled by your brokerage and sometimes not
- Business cards, a website or landing page, and basic marketing before your first closing
Total, most people spend somewhere between $500 and $2,000 to get from zero to an active license, not counting the marketing spend that comes after. Check your specific state's guide for the more precise range.
