Getting your real estate license in California

California requires more pre-license education than most states, and the licensing exam is administered by the Department of Real Estate (DRE). Here's the exact path, cost, and timeline.

The path, step by step

Five steps from enrollment to an active license

  1. Complete 135 hours of DRE-approved pre-license coursework

Three 45-hour courses: Real Estate Principles, Real Estate Practice, and one elective. Most people complete this online in 6–10 weeks studying part-time.

  2. Submit your exam application to the DRE

Filed online with proof of course completion, a background check, and the state exam fee. Processing typically takes 4–6 weeks.

  3. Pass the California salesperson exam

150 multiple-choice questions, 3-hour time limit, 70% required to pass. Covers property ownership, contracts, financing, and California-specific law.

  4. Get fingerprinted and complete your background check

Can be done before or after the exam — doing it early avoids delays once you're ready to activate your license.

  5. Find a sponsoring broker and activate your license

California salespersons must work under a licensed broker. Your license stays inactive until a broker sponsors it with the DRE.
